What’s included in your management fee?
Our management fee covers rent collection, maintenance coordination, legal compliance, tenant communication, owner portal access, financial reporting, and more. No surprise charges — everything is outlined up front. Tiered plans allow you to choose the level of service that fits your needs. -
How do you screen tenants?
We conduct a thorough screening process that includes:
- Nationwide background and credit checks
- Income verification (3x rent minimum)/li>
- Rental history and eviction database checks
- Employment verification
Our goal is to place qualified, respectful tenants who will care for your home and pay on time.

How do you handle maintenance and repairs?
We coordinate all routine and emergency maintenance using trusted vendors. You’ll be notified of any repairs over your pre-approved dollar limit (typically $300), and you’ll receive photos and invoices in your portal. Emergency issues are handled 24/7 to protect your property. -
What happens if a tenant doesn’t pay rent?
We enforce the lease aggressively and legally. Late fees apply immediately, and if rent isn’t paid, we serve legal notices and begin the eviction process if necessary. If you’re on our Shield or Command plans, we also assist with eviction filing — and offer protection guarantee add-ons for Premium Command. -
Do you offer rent or eviction protection guarantees?
Yes. Our Shield plan offers optional add-ons for eviction protection and rent loss coverage. Our Command plan includes them at no extra charge. These programs provide peace of mind and help protect your cash flow. -
When and how do I get paid?
We disburse owner funds via direct deposit on a monthly basis — usually by the 10th business day after rent is collected and expenses are reconciled. You’ll also receive a detailed statement in your online portal. -
Are there any upfront costs?
We do not charge onboarding fees. Leasing fees, renewal fees, and monthly management fees vary by plan. All pricing is transparent and disclosed before signup. -
What are your fees for lease renewals, inspections, or HOA coordination?
- Lease renewal: Free in Command Plans. Yearly fees for Core and Shield
- Inspections: Free in Command Plans. Small fees for Core and Shield
- HOA/Utility coordination: Fee in Command Plans

Can I see a sample owner report or statement?
Absolutely. We’ll gladly send you a sample so you can see how we track income, expenses, and performance. Our reports are clean, professional, and easy to understand. -
How often will I hear from you?
We believe in proactive communication. You’ll get automatic updates through your portal, maintenance alerts, monthly statements, and annual reviews (quarterly in Command). You can always call, email, or text us for support. -
Do I have to approve tenants?
We handle the approval process based on your criteria and fair housing laws. You’re welcome to review screened applications upon request, but our placement standards ensure only qualified tenants are approved. -
Can I use my own vendors?
Yes, if your preferred vendor is licensed and insured. Just let us know who they are, and we’ll coordinate with them as needed. -
Am I locked into a long-term contract?
Our Core plan is month-to-month, while Shield and Command plans have a 12-month commitment. We don’t believe in holding you hostage — if you’re not satisfied, we’ll work to make it right or part ways professionally. -
How do you market vacant properties?
We use professional photography and list your property on top rental sites like Zillow, Trulia, Apartments.com, and more. Marketing is included in our leasing fee. Most homes rent within 14–21 days. -
How long does it take to fill a vacancy?
Our average days on market is under 21 days, depending on seasonality, price point, and property condition. We monitor market data weekly to ensure your property is competitively priced. -
How do you determine the rent amount?
We run a full market analysis and comparable listings in your area. You’ll receive a suggested range based on actual rental performance in Collin County. -
Are you licensed and insured?
Yes. DWC Property Group operates under First-In Realty as our brokerage. All agents are properly licensed and insured and adhere to all applicable rules, laws, and regulations of the State of Texas. -
How do you stay compliant with landlord/tenant laws?
Our team receives regular training on Texas Property Code, Fair Housing, security deposit handling, notice requirements, and eviction procedures. We manage risk so you stay protected. -
What’s your process for handling HOA violations?
We act quickly when HOA violations occur. If tenant-related, we notify and follow up to ensure compliance. If owner-responsible, we’ll notify you immediately and offer a solution — or refer it to HOA Cure Co. for fast correction. -
Do you help investors buy or sell properties?
Yes. Through our brokerage, First-In Realty, we help investors acquire, evaluate, and sell rental properties throughout North Texas.
