Can you hold a property before I apply?
Properties are rented on a first-come, first-served basis once a completed application and required fees are received. To secure a property, we recommend submitting your application as soon as possible. -
Do I need to pay first and last month’s rent with my security deposit?
Move-in costs vary by property. Typically, tenants are required to pay the first month’s rent and a security deposit prior to moving in. Some properties may also require the last month’s rent, depending on owner preferences or application results. -
How old do you have to be to apply?
Applicants must be at least 18 years old (or of legal age to sign a lease agreement) to apply for a rental property. -
Is the security deposit refundable?
Yes. Security deposits are generally fully refundable as long as there is no damage beyond normal wear and tear, no unpaid rent, and all lease terms have been fulfilled. Any applicable deductions will be itemized and explained. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet minimum income, credit, or rental history standards. Cosigners must qualify financially and sign a guarantor agreement accepting legal responsibility for the lease. -
How do I apply for a property?
Applications can be submitted online through our website or in person. A completed application, the application fee, and required documentation (such as proof of income and photo identification) are necessary for processing. -
How do I pay rent?
Rent can be paid online through the tenant portal, by automatic bank transfer, or by check/money order, depending on the property’s payment options. We encourage online payments for convenience and faster processing. -
I want to get a pet. What should I do?
Check your lease agreement and contact management before acquiring a pet. Some properties allow pets with an additional pet deposit or monthly pet rent, while others have breed, size, or quantity restrictions. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants listed on the lease are jointly responsible for the full lease term. If one roommate wishes to stay, they may need to requalify individually or find a replacement tenant—both of which require management approval before any changes are made. -
My lease is expiring, and I plan to move out. What should I do?
Most leases require written notice of intent to vacate, typically 30 to 60 days before the lease end date. Check your lease agreement for the specific notice period and submit your notice in writing before the deadline. -
Who is responsible for repairs and maintenance?
The property management company coordinates all routine maintenance and repairs. Tenants are responsible for damages caused by negligence or misuse. All maintenance requests should be submitted promptly through the tenant portal to ensure quick response and proper documentation.
