At DWC Property Group, our top priority is making sure you get paid — on time and in full. That’s why we take care of everything from lease preparation and signing to monthly rent collection. Our systems are built for convenience, transparency, and efficiency.
We offer multiple payment options for residents, including secure online payments through our Tenant Portal, which is the most popular method among our renters. These flexible options help keep collections smooth and predictable.
Rent is due on the 1st of each month, and while we allow a brief grace period through the 3rd, our accounting team monitors payments daily to ensure prompt follow-up on any missed or returned payments.

- Funds are disbursed via ACH to your preferred bank account after we close books each month — typically by the 10th
Our Rent Collection Policy
To protect your income and stay compliant with Texas law, we follow a structured, fair, and enforceable rent collection process:
- Rent Due: 1st of each month
- Grace Period: Through the 3rd
- Internal Follow-Up: Begins on the 4th
- Notice to Pay or Vacate: If payment is not received, we serve a Texas 3-Day Notice to Vacate (or 10-Day if required by subsidy terms)
- Legal Action: If payment is still not received, we proceed with the eviction process, including coordination with our attorney
- Final Enforcement: In rare cases, we coordinate with local law enforcement to perform a physical eviction
Evictions are rare with our screening process — but if necessary, we manage the process fully on your behalf from start to finish.
